Buyer did not pay half amount cheque got bounced what action possible

I sell my flat in the yr of 2004,but registration not done as balance amt.cheque was bounced &the deed is still on buyer custody. But now almost 12 yrs.later the buyer wish to make registration. I tell him you paid the balance amt.with full banking interest till then,I will sign on registration deed.But he did not agreed with my condition.& threatened me to legal action against me. You please suggest me,what can I do now.
You have the right to recover the balance amount from the buyer. In case the buyer fails to pay the balance amount then he cannot compel you to make the property registered in his name. In case any legal action taken by the buyer, you can defend yourself on the grounds that the buyer failed to make half of the payment that was agreed for.
