Bsnl sancharnest asking to pay more rent and changed exiting clause

Bought a flat under bsnl sancharnest. They have unexpectedly increased original money demanded. Also changed the exit clause. If I want to exit they won't return my money until project is completed or I have to get another buyer for them. Kindly advice what to do

For better clarification need to see the agreement entered between both the parties. No clauses can be changed unilaterally unless signed by both. Therefore it is advisable for you to submit the agreement copy for rendering precise legal advice. There is an ambiguity in your question.
