Brought agricultural land but name does not appear in pahani

recently i have taken one acre agricultural land of worth 10 Lakh, But my name has not come in the Pahani, because they is no PODI done for almost 100 acres which are surrounded. But i have taken the registration, GPA and Will from the land owner. registration department is telling me that, once the podi is done then my name will come in the pahani. How authentic is that. And is it safe to have the agri land without my name in the pahani. But for safer side, i have got it registered in the sub reg office and also taken GPA and will form the land owner. want to know the correct way.

Whether the agricultural land can be purchased and how would depend on the notifications issued in the state that the property is located in. Further, if a sale is permissible then it would be prudent to have a sale deed executed if that is allowed. The documents you have may not suffice for a mutation entry. If the revenue officer declined to mutate the property in your name then you could file an appeal. One should always conduct a property due diligence before purchasing such land.
