Wrong deduction and denying of advance amount by landlord

I recently shifted from Chennai to Indirapuram, Gaziabad.I have vacated the house from chennai on june 30,2015, as per the agreement with my landlord ,we had informed them in march itself , on October 27, 2015. she returned 4500rs, moreover she is stating that we paid her only 30000 thousand rupees as advance and not 40K. we sent the agreement copy as the evidence of 40000 advance paid by us. Now she is not at all responding and not even ready to talk. Now I moved to Gaziabad, its not possible for me to go Chennai, can I take any legal action from here? If yes what is the way.

We suggest that through a lawyer you should send a legal notice to your landlord, thereby asking for refund of Rs. 40,000/-. In case they fail to do so, despite the legal notice you can file a suit of recovery thereby demanding your money
