What to do if tenant is not paying rent for last 6 months

I live in Vizag. My apartment is in Kolkata. My father used to deal with the renting. Current tenant has an agreement till October'16 (11 months). But he has stopped giving rent for last 6 months. As I am living outside, I only can follow up with phone. He is not picking up my call any more. He remains out of home for morning to late night. I do not understand what to do and how

If all else fails and the tenant still doesn’t pay, get an eviction lawyer. At the earliest possible opportunity (a.k.a. when the Pay or Quit waiting period ends), file a tenant-landlord complaint in court. In many places, it is illegal to evict a tenant until all court preceding are over, and this can take months. You’ll need to pay a fee and thoroughly complete all paperwork before you get a date for a hearing.

Send a legal notice to the tenant to pay the balance rent with interest amount. Or you may approach the respective court under Rent Control Act or Transfer of Property Act. I suggest you to ask your tenant to evict the premises as he/ she is not willing to pay the rent in time.
