What precautions should a landlord take before renting out property

what all landlord needs to do, before giving his shop on rent, to remain free from fear that his property wont become tenant property or landlord wont fall in such situation any time that hwe wont ableto get his property envicted.

The best way to make sure that the property one wishes to rent out is used for the purposes that the landlord intends it be used for, and not for any other purpose is to get the tenant to sign an agreement that consists of air tight provisions with respect to the same. For instance, the agreement should set out very clearly the purpose of rent, the duration of the rent/lease, grounds for eviction etc.

In a nutshell, the best way for a landlord to secure his interests in his property before giving it out on rent is to create an air-tight rent agreement.
