What are the rights under Pagdi Housing System

I Live in pagdi system house which is in name of my grandpa (mothers father) from my birth , now all are no more , i reside with my wife and two kids , my rent is balance from last 5 years and landlord is least bodered for it , please advice thank u

Hi,
As per the Maharashtra Rent Control Act, You are considered as a Tenant of your landlord. I suggest, you calculate your balance rent and send the appropriate amount of your rent to your landlord vide speed post with a covering letter by cheque. In case if your landlord is denying your status as a tenant, you will have to file a declaratory suit in the small causes court having jurisdiction over your property for declaration order that you are a tenant.

Since it's a old house and as ur saying that the rent is pending from the past 5 years there is something cooking with the landlord he might issue u a notice to get the rent deposit and vacate the flat
Try sending the rent on monthly basis through courier let it come back it will be helpful

Firstly I have for the first time come across concept of pagdi system house. In concerned law in force in Maharashtra, I could not come across any such system. Moreover I could not get the point of pendency of any rent and landlord's concern or no concern.
