Want to rent a flat. how verify whether the place is legal or not

want to rent a flat in Mumbai but how do I verify whether the place is safe and legal ?
If you stay in Mumbai, then visit the place yourself and view it properly(both inside and outside) before making any payment of money or entering into any agreement with tenant. If you are not a resident of Mumbai, ask any of your friends/relatives to visit the place and do the needful for you.
If you are viewing listings online, then compare advertisements on other such websites.
If the address varies, it indicates a fraudulent listing. Also, call the agent, meet them and visit the place if you are searching online. Ask the landlord for his identification. Ask for all legally required documents e.g. title deeds etc. Also, make sure the flat meets all safety standards in respect of electricity, gas supplies, and fire safety.
