validity of rent agreement with lock in period

our landlord had made us signed a rent agreement, which says it is valid for three year(lock in period) , does that simply mean, we can't vacate it even if its more than 11 months. ?
Its purely a mutual agreement executed between you its a purely a contract you need to take proper legal opinion for initiating suitable legal action bcoz its seems arbitraryness and blackmailing to the genine tenants
