Vacating the premises

We are 2 people sharing a 1 BHK in Koramangala, Bangalore. We pay INR 11,000/- as rent and have given INR 40,000/- as deposit. We took up the place in August 2016. The agreement has been made for 11 months and it clearly states that we can vacate any time before the completion of the lease period, after having given a 1 month notice. We gave notice on the 12th of September 2016, but the landlord's son, who was involved in the dealing, told us that they will cut an additional INR 11,000/- towards an extra month of rent from our deposit. How do we deal with this? What does the law state?

The important fact here is when did your lease begin? If it began on 1st August and you gave notice on 12th September, that means your one-month notice ends on 12th October which is almost mid-month. As you are vacating almost mid-month, and most lease periods begin on the 1st of the month, your landlord may insist on withholding the rent for the month of October as well and he might give reason that his next tenant will come only on 1st November and he is suffering loss by your leaving mid-month. I advice you to negotiate with your landlord that he deduct the rent for the 12 days of October (Oct. 1st - 12th) and return the remaining on a pro-rata basis.
