Unpaid electricity bill by Tenant What legal action can be taken

20-Jul-2023 (In Landlord/Tenant Law)
We have a tenant on upper floor of our house and the other floor is occupied by the landlord. We have two separate electricity meters- one for each floor but both the electricity meters are in the name of the landlord. The question is what happens if the tenant does not pay the electricity bill and the electricity department decides to cut the electricity supply. Will the electricity department cut our supply also at the same time even though our bill is fully paid up?

You can file a recovery suit on the basis of pending bill by showing his tenancy. Please ensure there is a electricity in the agreement with the tenant. If the agreement provides expressly that the tenant has to pay the bill then you can recover from him.
As far as electricity supply is concerned, the electricity supply would be restrained for the meter which is unpaid.

Since there are two separate connections even though in the same name the connection for which bill has not been paid will only be cut by the Electricity department. Thus, since the tenant has not paid let the department cut the connection if they do as then your tenant will have no choice but to pay up in case they want to continue to stay there. If they decide to leave you will have to pay and get the connection restored. You can cut that amount from the security amount you might have taken from your tenants.
