Tenant demanding deposit but did not pay rent, can i deduct from it

Prospective tenant paid me 100000 advance. Asked us to make changes in the house which we obliged. Took the key one month after paying advance. Kept for two months. Returned after two months saying they don't want the house. No agreement signed. Now want the advance back. What are my rights as a landlord?
They con't vacate the house without giving formal notice.,first thing your made a mistake.,without agreement it's not a valid but here .,you send them notice to damages include they break your rules whatever's they .,should pay you the damages..,further details contact us., thank you
