Tenant 35 years old how can I increase the rent

Hello sir My grand father had given our ground floor shop on rent The tenant is from arnd 30 to 35 yeras and giving a old rent only Plz guide me up how should I increase up the rent
are you and the tenant into any kind of rent agreement. if yes kindly revoke the old rent agreement and make a new rent agreement and discuss with the tenant and a rent can be mutually agreed upon.
if there is no rent agreement then you may make one with the tenant. if the tenant does not agree you can serve him with a notice for eviction.
