Settlement/legal process in a pagdi system

Situation : The flat is on tenant's grand father's name. Tenant's grand father and father have passed away. Never was the property transferred to the further generations during those times (ie 1900-1970) and eventually during 1980s the buildings were liquidated and bought by our landlord who then followed the pagdi system till date. Since then as the pagdi system being insufficient in value, the landlord tried to make all the tenants vacate the premises by all possible ways. Today the tenant is the only sole survivor related to the owner of the house Facts : Todays market value is anywhere between 30000/- to 40000/- per sqft. for the property. All legal judgements till date have been in the tenants favour. Query 1 : Whether one should keep fighting and winning the future cases against the landlord or do a settlement with the landlord? Query 2 : If settlement, what are the legal necessary terms that are to be met as a landlord and a tenant and step-by-step process for a tenant?

to settle or not is between u to decide.
as per the facts stated by u above u have a good case in hand and bargain to the maximum.
u will need to make a surrender letter with all conditions as agreed to be incorporated.
