Rent receipts on individual name rent cheque on company name

1. I am a landlord & issueing the rent reciept for a commercial premises in the personal individual name, but most of the time the tennants are giving the rent cheque from their firm account where they are the propriotor / partner & sometimes from other firm of their spouses. Is it legal/correct for me to accept others cheque ( of firm or their spouses firm account.). 2. In a commercial rented premises after the death of a tenant where the rent reciept is in the individual name, can the landlord accept the rent from their heirs or from the firm of the heirs.

If you want you could insist on cheque from the same account name as appears on the rent receipt. In case of death of tenant, there would be transmission of tenancy in accordance with section 31(2) of the Maharashtra Rent Control Act, 1999.
