Rent amount is less then the market value can I ask tenant to vacate

We have given 12 shops on rent and in some of them we have also taken goodwill. Some of the shops were given about 10 years back. The rent of all these shops is very low as compared to the market value. Can I take back these shops from them or can I increase there rent in accordance with the market value. The shops we have given on rent and not take any goodwill from them have not been written down legally its just a simple affidavit being made. Also the shops given on goodwill the time frame we haven't mentioned as upto what period to be given to them. Need your advice on all

yes you can ask your tenant to vacate the house anytime you want to. you will have to give a notice period to your tenant to vacate the property. the other option is to ask your tenant that you would be increasing the rent and a new rent agreement is to be made if he agrees you can continue with the same tenant,
