Remedy against unprecedented increasing of rent amount

I am tenant of a shop in Kolkata paying rent accumulatelyvofc2-3years together as it was accepted in bulk by landlord.but since last 39 months rent was not paid in spite of my efforts he did not take . Now the landlord is asking for an increase in rent 10 times the rent paid . The rent paid by us was revised by 10% every 3 years in past.can the landlord increase the rent 9 times as per the law????

As per present act rent can be increase at least 10% after intervel. But in no way it is increase 10 Times. But if the amount is so low as per the present area, then Court may increase rent and directed you to pay as per present market rate of Rent in your area.
