Pg warden not returning advance on vacating the room what can i do

I stay in a women pg of for the past 3yrs. Now the owner is telling us to vacate immediately. And not returning the advance. What legal action can be taken. Pls suggest.
Hello madam if u r staying in hostel means u can give notice to landlord or if u staying in individual house means u can sue case against them and stop your vacate from house it can be done legally by Court
