No agreement with tenant, not vacating and asking money, please advise

We have a tenant in our shop. It has been a long time when we gave him possession of this shop (almost 20 yrs). There is no formal documentation till date. However, we have been giving him rent receipts for last some yrs (may be around 10 yrs). We are getting a very meagre compensation (Rs. 500/- per month) for the same. Now, we want our property back. We discussed with him several times to settle the mater but he is interested in any kind of deal. He is asking for minimum 50% of current valuation of the shop to leave it. As per current valuation, shop may value around 20 lacs so basically he wants 10 lacs to leave the shop. We can not afford this much amount so please guide me through the best possible way to handle this matter.

Issue a legal notice to tenant to vacate the premises. If no reply is received to legal notice or he refuses to vacte file suit for eviction on grounds that he had created third party rights without your consent as landlord. Collect evidence of sub tenancy having being created by tenant. It will help you in your court case.
