Living in a rented flat for 38 years. can owner ask us to vacate

Family staying in rented flat for more then 38 years , the agreement is done in 1975 and rent is very less compare to current market rates. also the name on rent receipt is of person who is not alive and owner never want to change that name... in that case , can owner tell to vacant the flat or increase the rent suddenly to trouble ?
