Landlord seeking money through fraud, please advise

we make 11 month rent (5500/- p.m) agreement on January 2016 till November 2016 landlord promise to left 1st rent to make painting work on that room after words he demand jan & feb rent together for unsatisfying painting work than after i pay him each rent amt on same month i'll request him to make some common civil work for me in room like water tank, door repairing, water pipe cock but he ignore and say i pay u on end of agreement with deposit write know he want to cheat me for return of deposit he say may 1 month rent are pending still now

Do not pay any money until you or a reliable contact has visited the property with an agent or the landlord.
Ask for copies of tenancy agreements and any safety certificates such as Gas Electricity or HMO Licence.
Do not be pressurised into transferring large sums of money. Transfer funds to a bank account having obtained the details by contacting the landlord or agent directly after the above steps have been followed. Be sceptical if you’re asked to transfer any money via a money transfer service like Western Union.
