Landlord increased rent staying in house for 8 years no agreement

We are staying in a rented house for almost 8-9 years. Now he has arbitrarily increased the rent to maximum amount. I am staying the house without any agreement. He is not even allowing us time to change. What action can we take?
The Rent control laws which exist right now prevent the landlords from overcharging the tenants and protect the tenants from sudden or unfair eviction. Landlords need to show a reason, legally considered valid if they intend to evict the tenant.
