Landlord asking to give 3 months notice period agreed on 1month before

Our 11M Agreement expires Feb 29, 2016. The Agreement has 3M Notice and Deposit of ~1 Lakh. While entering into agreement Landlord and HIS brokers verbally assured that the actual notice will be 30 days - and as novices we trusted. Now, Landlord is denying any conversation of 30 days notice and asked to serve 3M notice. We are not renewing the Agreement. Are we bound to serve 3-M notice? Can Landlord forfeit our security? One catch is landlord did not provide signed copy of the agreement; he kept it with himself - All payments have been made through Cheques though.

If there is a written agreement to the effect that a 3 months notice is required then yes it would apply. However since your agreement has come to an end and you will not be renewing it, you can claim the security amount back. The Landlord cannot forfeit the amount since you have stayed for the entire duration of the agreement and would be leaving at the expiry of the agreement.
