How to vacate my tenant rented for more than 35 years

I have given my property to a person for rent for more than 35 years and now i wanted to vacate that land. He is not vacating the land and asking huge money. As he is doing coal business in a residential area. My plot is in prime location and on Main road so he is not vacating the land. And he is not even paying the rent (which is very very low approx (?200-?250 per month) All the taxes, bills i have to pay(not electricity). I don't want to sell my property to him. Please guide me so that i can vacate my land ASAP and please also tell me on what grounds can i vacate that man from my property.

Dear friend as per your question and acording to rent control law you send notice for eviction your tenant because he is defaulter and also file suit for eviction before rent tribunal but without all paper and evidence exmine i cant proper suggest you so first you send me your all papers and evidence then i suggest you
