How to increase rent if our agreement not court registered

i give my property to private bank in lucknow ,but its rent is very low and our agreement are over in september 2016 ,and they are not ready to left my property .i inform you that our agreement is not court registered .they increase 25% after 5 year .but it is not according to rental rate in my locality .so how we make a pressure on bank to increase rent .
For this, it is suggested that kindly share the rent agreement, only after going through, I will be able advice the fate of law .
