How to get tenant to pay rent and evacuate the premises

We have a tenant who does not pay rent on time and denies to vacate house they have not completely paid rent of 2015 and till now not paid rent of 2017 my father is dead and my mother has only pension when we gave written notice to evacuate they asked 12 months of time and they are just making false stories to go as they do not have money and want ground floor that too not paying

if the tenant is not paying rents in time that itself is the reason for his eviction as his defaulter. As you did not said how much is the amount of rent per month.
