How to deal with tenant not vacating the house

My grandfather rented a small portion of my home around 100 sqft to a shop keeper at the time of building construction ,the tenant(shop keeper) had the shop as tenant for abt 25 yrs,The rent amt & advance was only min amt compared to other shops since he was the tenant before 25yrs ago.My grandfather doesnt renew the rental agreement after the first year .He refused to vacate now & refusing for new rental agreement,but he is still paying the rent amt but we want that portion for personnel use after my grandpa.what can do & how to approach for vacating the tenant.

You are required to send him a legal notice for eviction failing which you can file a case for his eviction in the court on the ground that he has defaulted in the payment of rent and is not renewing the agreement. The failure of the tenant to pay the rent to the landlord on time makes him liable to be evicted through court orders.
