How to create a rent agreement with easy eviction clause

Hello, Iam the owner of the property after my mother passed away in april last year. Two of the shop tenants pay their rents very randomly. Also, the agreements were made by my mother are due to elapse jan-feb 2017. I want to create new agreements. Should i go for the leave and license or std rental agreement. I want to have an upperhand and in coming months if they default or if i choose to take the shops for my self, the agreement should help me in evicting them. What are my best options. Iam a hindu by religion. Does the agreement have any bearing on the tenant if he belongs to minority group.
