How can I evict my tenants who are living for 20 yrs without agreement

we have a house in kolkata to which we have rented it 20 years back. we dint make any agreement but a piece of paper says that they are the tenants of the house. they are not leaving the house now. we want to get it evicted as they are not paying us the rent as well. please suggest
