Eviction of tenants

I live in a house which is very old .the front portion has 2-3 shops which are given on rent since years .the house is deteriorated and has started to fall .we need the space for starting our own business .The person whom we originally kept on rent .rented the place to some other .he now pays just 300 rs per month thats too low . What we should do in order to get the space legally vacated.
You can file a suit for eviction against them. Further, in case they are using your property illegally and without your approval, you may also file a criminal case for criminal trespass under Section 441 of the Indian Penal Code.
