Eviction of commercial property.Can it be done on bonafide requriement

Sir, Can commercial property gave on perpetual lease be vacant under section 14(1)(e) with bonafide requirement under Delhi rent control Act, 1958 ?
Dear client , yes the commercial property can be vacated under section 14 (1) e . However please be informed that the rent amount must not exceed 3500/- per month . In case it exceeds the provision of Rent Act shall not be applicable . Then the doors of civil recovery through civil suit shall open.
