Does rented shop be given to legal heir after the persons death

we have rented this shop for last 40-45 years . my father expired recently . father were giving shop rent of Rs 700 monthly .we dont have any receipt of rent & we also pay shop eletricity bill .so i want to know rent deed is applicable to son after father sudden death . in 1997 rent agreement deed was signed and my father was still paying Rs 700 as rent .my father also repaired rooftop of shop which by own money & landlord has not pay anything for repair . Now after my father death landlord is asking for increase in rent upto Rs 3000. but we want rent as per actual market rate and because father has not increased rent so now what action can landlord take if we have not paid as per landlord Rs 3000 rent .

The landlord reserves a right issue you an eviction notice after which you will have to evict the said premises within 2 months and if you deny to comply to the same, he can file an eviction suit in the jurisdictional civil court.
