Hi
If the self acquired property has been acquired through earnings/profits derived out of ancestral property, then the self acquired property is also ancestral property.
as such your mother will be entitled to share of ancestral property as in andhra pradesh when shri.N.T.Rama Rao was chief minister amended Hindu succession Act in the year 1986 so that a woman will also be entitled to get her share from the ancestral property.
your mother will get equal share in all of the property along with the second wife children.
no worries.

HI,
yes your mother will get equal share along with other children of your gf.
both the property of 38 acres and 12 acres will be the ancestral property in which
every member of your family will get the share.
your grandfather is alive as a grandson you can claim your share in the ancestral property.
