i will purchase New Under construction Property. So please advise Me For all the details that I should consider in the Agreement.

1) Blue print of the plan from the builder (In case of constructed property)[not relevant for land]
2) Commencement certificate[not relevant for land]
3) Completion certificate [not relevant for land]
4) Permission for Non agriculture use of land If land is originally agricultural, permission from revenue authority is needed.
5) 7/12 extract in case of land property [specific to Maharashtra or some equivalent in other states]
6) OC/ Assessment Bill Showing First Assessment Date/ Completion Certificate (Any One)
7) Previous sale deeds in case of resale
8) Builder's No objection certificate [not relevant for land]
9) Society Letter – Original (if society already formed)
10) Share certificate – If society already formed.
11) Last month’s electricity Bill;
12) Latest property tax bill and receipt of payment thereof (if property assessed separately);
13) Latest maintenance Bill;

For registration:
14) Photo Copy of Property Card, if available
15) Photo Copy Share Certificate
16) Photo Copy of Earlier (Vendors) Agreement -Received
17) Photo Copy of Earlier (Vendors) Agreement Index II - shall be procured
18) Photo Copy of Pan Card of All (Vendors & Purchaser)
19) Passport Size Two Photos (Vendors & Purchaser)
20) Two Witness
21) Photo Copy of Pan Card of Witness
22) Passport Size Two Photos of Witness
