Validity of 2005 Notarized GPA unregistered as of today

Sir The land owners Mr/s entered into development agreement with firm owned by their Son & executed GPA in his favor to sell execute all document & register the flats in favor of purchaser The GPA was executed in 2005 Since then many flats have been sold The owners retained a few flats which they have decided to sell The GPA was given to their Son duly signed by both the parties and also Notarized in 2005. Will the same GPA be valid today in 2016 to execute a sale transaction in light of the SC verdict that all GPA needs to be registered-will bank give loan-legal issue in future when selling

GPA is compulsory registrable document. So it is necessary to register the GPA executed in favour of the son.
On the basis of the unregd., GPA he cannot sell the property, the GPA it self is in valid. Notarized GPA is not valid.
