Purchase of land is documented and regsitry by notary. Is it valid?

Is it necessary that purchase of any piece of land must have its sale deed registered. Purchase of plot is documented which is registered with a notary. Is it not legally valid?
Yes a sale deed has to be registered and merely registering it with a notary is not enough.
