Need information regarding title deed

i want to register a deposit title deed of lone amount Rs900000/-normaly 0.5% stamp duty ( Rs4500/-)consult the subregistrar subregistrar says in your deed there is a sentence "credit facility up to a limit Rs900000/- on condition that repayment of the said sum and further advance which may be made by the bank... and any further sums which may hereafter be advanced by the bank" bank said you could not delete sentence so you could pay maximum stamp duty of Rs25000/- is it correct or not pl provide law section

you cannot evade the lines which are necessary in law. you cannot remove/ delete the sentence which makes you pay less stamp duty and it is the duty of the Sub-registrar to check whether the deed is correct or not. he can ask you to make relevant changes.
