How to sell property through a GPA

Have a property in Noida on my (Primary), Wife (second) and Mother (Third) as owners. i am on a deal to sell the property but unfortunately my wife and mother can't travel with me to Delhi for registration. I am also owner in the property. Need to sort this out at the earliest. Can I get a GPA done with my mother and wife to sell the property,

Yes you can, your register a GPA in your mother's name or your wife's name or both at the same time. You can register a GPA in favour of anyone you wish to. Also, Immovable property can legally and lawfully be transferred or conveyed only by a registered deed of conveyance and not through GPA. By the means of a registered sale deed the ownership transfers directly to the purchaser. In case of a General Power of Attorney, if principal dies then automatically the general power of attorney ceases and ownership goes to the legal heirs of the principal. The law is that even if the parties have determined that the GPA is irrevocable it won’t have the effect of transferring title to the grantee. Thus, you can register a Special Power of Attorney in their favour subsequently selling the same.
