Dakhil- kharij (mutation) and change of title in plot registry

13-Feb-2023 (In Documentation Law)
My father had purchased a plot in 1999 (as per Title deed dated 04-01-1999) in Disstt. Ghaziabad (UP). He died in year 2009. I am quite not sure whether he had got Mutation commonly known as DAKHIL KHARIJ of the said plot or not. As far as the official site of land records in UP (i.e. BHULKH) concerned the property is still showing in the name of the person from whom my father had purchased the plot. Now, I want to transfer the ownership of the plot in my mother’s name and got mutation DAKHIL KHARIJ, if not done earlier (i.e. want to make proper documentation). Kindly suggest the proper way or procedure to do the same.

What is Dakhil Kharij after registration?

Dakhil Kharij is the process of changing ownership and registering it after a property has been sold or traded. It is also called mutation. The department of land revenue enters the name of the newly registered owner into its records once the process is complete.

Can we sell the land without Dakhil Kharij?

Dakhil Kharij is required in all situations of asset transfer, such as the sale/purchase of real estate, inheritances, deaths of property owners, and purchases made by Power of Attorney. The asset will be registered in the governments records after the completion of the mutation. 02-Feb-2023

Why is Dakhil Kharij important?

Every such transfer is recorded by the local municipal corporation to determine tax liabilities for that property. The Mutation of property or Dakhil Kharri is the document which confirms the transfer. It also helps the authorities to confirm who the taxpayer is and what his/her responsibility is.

What is difference between mutation and Dakhil Kharij?

Land mutation is one of the most important processes. In Hindi, the land mutation process is called Dakhil Kharij. This is the transfer of the original "Title" to a new owner. Dakhil Kharij, according to the governments laws, is required for a property registration. 06-Feb-2023
