A gift deed once registered cannot be revoked . After the death of the donor it is foolproof but challenging in the Court of law cannot be barred . Registeration of the deed transfers the property to the donee and he or she should reflect the change in all records and start paying all governmnt taxes & bills in donee name , hence later even if challenged on any flimsy grounds your records are there.

1) The registered gift is irrevocable. The donor cannot revoke it . It is absolute.
The gift deed can be cancelled if the donor and donee mutually agree to do so.
The property gifted may cancelled through the process of the court that gift deed executed by way of fraud or coercion then only court has power to cancel the gift deed.
2. No other legal heir can claim a share in the property which has been gifted to you. You are the owner of the property now. No one can challened if it is registered with proper stamp & if it is without fraud, coercion, force, etc.
