Bought Property but developer not agreeing to settle on agreement term

i bought property in SMD Beverly hills, Singasandra after verifying documents - title is good but a lot of pending work has caused issues (and a pending civil lawsuit related to non-performance) between building owner and developer (our apartment is from developer share as per JDA and he is registered GPA for all the building owners). Now the developer is not agreeing to our version of the sale deed stating specific car parking details, pending amenities with completion timelines to be included in the sale deed - not sure is this is legal?

Issue a legal notice to the builder instructing him to handover the possession and completion certificate in respect of the properties. You may also demand the penal interest for delay in handing over the possession at the rate of penal interest fixed earlier through the sale agreement. This will certainly invoke some response from the builder. If there is no response nor any action taken by him, you may file a consumer complaint case against the builder seeking remedy and also compensation for the deficiency of service.

Contact a good lawyer near you with all the documents. Your title and the agreement needs to be verified and understood.

Need to understand whether your share is from the land owner share or the Developer share and the agreed terms.

Any agreement with illegal clauses even when registered can be contested before Court of law to be declared as void.You have to be very cautious as to the terms of conditions before registration to avoid litigation.
