Thika tenancy is the tenancy acquired by a person who occupies, by a written lease or otherwise, a piece of land (under another person) upon which a structure is built or erected either by the tenant or acquired by purchase or gift for residential, manufacturing or business purpose. If you buy a thika tenancy house (meaning only transfer of tenancy rights) there is a risk that the state government can acquire it at any time for public purposes as well as other restrictions as provided in the W.B. Thika Tenancy (Acquisition & Regulation) Act, 2001.
