Staying in property from last 27 years how can we claim property

We have been living in a rented property for 27 years now. My kids this address in all their legal documents. The house owner stays in Bombay and visits occasionally to collect the rent (once in 5-6 years). its been about 10 years since the house owner visited us last and we have not paid rent since. We don't have a rental agreement or rent receipts. He stays in touch occasionally, once in 2 years we get a phone call, but does not respond to our queries or letters or phone calls. Is there a way we could claim the property, as he seems completely disinterested in the property?

The title of the property is in his name. You have only mere possession of the property. So he is still the owner of the property. A wrongful gain is a criminal offense. If he died then any of his legal heirs can claim this property. Your status always become a tenant even if there is no rent deed .

There is no such legal provision which enables you to acquire the property just because you have been tenant for a very long period. Courts are also unlikely entertain such a petition. Moreover, it may open a pandora's box leading to your eviction.

You negotiate with the owner and try to purchase the property on favourable terms.
