After partition your grandmother becomes the exclusive owner of A-Schedule Property. She is in her own right to gift the property to any person of her choice. The father would have signed on behalf of minors acting as their natural guardian

A gift deed is one executed by the owner of the property in favour of another person. Here, the question of obtaining consent or confirmation does not arise. Gift deed could be made in favour of anybody need not necessarily only among relatives. If your grandmother had made gift deed, even though she is illiterate, by putting her signature or thumb impression, if the gift deed is registered, then the gift has become absolute and the person in whose favour the deed is executed becomes the absolute owner of the property with immediate effect.
