Minimum power or sale legal charge for a illegal colony promoted flat

At South Kolkata Baghajatin colony -want to buy 572sft buildup illegal flat at 16L,building developed by promoter but this flat is of the Eldest landlord quota,out of five landlords,want to buy by cash of my retired money,can I buy,what will be minimum exact legal expenses,please explain,purchased land has mother deed but developed without plan-to go for power or sale agreement-l know the greed of most legal men,but I am hard pressed,cannot pay,give minimum package cost without extras time to time after the catch by God

As you know the colony lands are not covered under KMC and that's why there is no sanction plan but if you are satisfied with the construction you can go ahead with purchase of the same but make it sure that both landlord and promoter executes deed of conveyance . regarding legal expenses you have to visit personally .

Yes you should go by power. All in all we can make a paper for it but in no way it will be a genuine thing as the construction is itself is illegal. What I will suggest you is, get a sale registry done as a owner of the land I.e. whatever your share is that much land let say 1/8 share of land etc,as it will be genuine thing and thereafter a small power so that you enjoy your flat. And one more thing Mr. We are all not greedy as a professional we will charge you for power I will charge you 4000 for drafting of sale deed 4000 in which you will be part owner. Now in this scenario you have to give stamp duty and registration fee. You know you have to pay for it whatever the cost may be then registry office charges + Xerox+query+ stamp paper+ A3 size print out which will be around RS. 7000/- and last but not the least my fees to do All the things till you get your registered deed 13,000/- as it my luck no. So my quotation to you is you go for only power my fees will be 4 k and if you go for power + sale deed of land then the amount will be 28 thousand. Call me if ok. Chao

Without perusing documents, no opinion can be given.In order to avoid future legal complection, land on which the apartment you are proposed to purchase must have clear title deed.So far as , registration cost, new rules provide for payment in instalments.

Please cheak the exact Market Valuation of the Building as per Govt. Valuation. You should pay all Charges and Taxes as per said Govt. Valuation. Which you can easily obtain from nearest Registry office of the Location of the Building or through the Deed writer or Local Advocate of the area.
You say that, the term "572 Sft buildup illegal flat" What is illegal flat. I do not know. If it is made illegally, why you invest in it? Please think it carefully and then invest on it.
