Is it within the Indian law to file two suites against tenant

Landlord has filed a case u/s 14(1)(a) of Delhi Rent Control Act for non-receipt of agreed monthly rent @ Rs.2700/- . After seven years when the 1`st case was under trial, the landlord filed 2nd suite for possession, Recovery along with an application under order 12 rule 6 of CPC? Is it within the law that landlord can file two suite for the same purpose of eviction residential premises?

Both are different cases filed under different act ,only titlevof case is not enough to understand an issue .Any suggestion requires deep scruitinity if documents and situations .Kindly consult it personally by giving all the details to a lawyer

hi!! just move an application of U /O/39 along with the WS and for details meet me don't worry he can't get the possession has he filed Leave to defend ??

Law does not permit two suits for the same matter in issue. This is barred by res judicata. Whether both the cases have the same matter in issue can only be decided after examination of the contents of the suit.
