How does a sale deed become invalid

Once the association is formed, will the sale deed become invalid and can the managing committee/association overrule/amend the sale deed related to maintenance issue.
Sale Deed is a document to show that you have purchased the property from someone else and that you have become the owner of the property now. Association has got nothing to do with your sale deed - maintenance is only to maintain the apt/house

No your sale deed confirms the title of the apartment you have purchased. However the association formed by the apartment binds the respective owners of the apartment to comply with certain rules and regulations for proper maintenance of the apartment. Your sale deed has no impact on the formation of the association.
