High bills of society common meters due to commercial establishments

Hello sir / madam, we are staying in commercial cum residential building where only last one floor is residential & other 3 floors are commercial, at ground floor there is bank and one rented shop which keeps on changing, 1st floor is college cum classes 2nd floor is having gov. seal, & 3rd floor having hospital. bank is having there individual line for electricity and water supply, and others having combined electricity & water supply for whole society, in that one list if there in building which is only used by hospital and 4 flats of residential always disputes happen regarding paying electricity bills as others not using lift water motor is used commonly by all & we residential cant afford the bills of society. want to know some rules and regulations for this kind of buildings? please help me with your answers. thank you.

Sir for any residential building any common use of water, electricity and other factor bill distributed among equally. For your case only 4 residential flat need to take separate sub meter to avoid unnecessary payment for non use of the premises.

Dear Sir,

If you are individual flat holder, as well as there is commercial premises means your building is residential cum commercial type. According to provision of Maharashtra Electricity Act, every individual resident & commercial premises holder should have seperates electricity connection with seperates meters for purpose of personal use & common meter only use for combine electric lightning of society which is paid by contribution of maintenance amount of Society. But If you all you using common connection for both purposes so it's illegal & naturally it may create disputes regarding payment of bill.

My opinion regarding your case is every individual resident flat & commercial premises holder take seperates connection for his personal use & whichever combine connection you have bill of that should be paid by common maintainance amount.
