Hello Sir, I sold my car back in 2012 when i was in pune and the payment was made in cash. and buyer had agreed to transfer the vehicle on his name but he didn't do so till now. now one day he called me asking for my RC xerox as he states that he lost the document after 4 years. Can we get his consent on bond paper mentioning that from the time and date of the sale whatever has happened till now is his responsibility and he had lost the paper hence could not transfer ownership into his name? the stamp paper would have current date and the sale has happened in the past, will

Definitely, you must go in writing what you had act in past. Take a bond paper and make possession receipt of your vehicle with all liabilities of buyer, you may also take affidavit for lost of RC from buyer, so that your insurance liabilities will shift to buyer.



Q: After gazette notification school board denying to add surname

My surname wasn't added in my 10th and 12th marksheet and certificates. Now i got the notification published in the Maharashtra Gazette, still they are denying to add my surname. What is the procedure to get my surname added?

Once you have made gazette n submitted applications to school board it's duty of school board to change the name instead of old and issue new updated certificate. If board is not responding you may ask the current status bysubmitting application under RTI Act to the board



Q: Can power of attorney can be executed from the jail?

My elder brother is lodged in jail can he execute power of attorney in my name from the jail to sell out his properties? If yes what are the procedures??

Yes he can appoint attorney to desposeoff his property to fulfilment of basic needs of his family Ask your advocate to made application to Hon court for that intension if court allows he can execute p a at jail n shall registered in concerned registration office



Q: what all places should i get the property registered?

i have a property. i got the stamp duty done 6 years ago when my father died. now my question is that should i get it registered as well? if yes, with whom should i get it registered the BMC or Society or both. and is the stamp duty valid which was done 6 years back. and no what value the registration is to be done? rate of the property today or from the date when it was purchased?

What type of document you had executed is not maintains in your question If document is not registered befor sub registrar in that case limitation period for registration is six month from the date of execution If not registered within limitation period you can apply for refun



Q: Builder not transferring conveyance deed in favor of the society.

We are a part of registered co-operative society, registered in PMC. The builder has not done conveyance deed in favor of the society. How can we get him to transfer the conveyance deed in favor of the society?

first send notice to the builder through your society for that intentionIf deny society has option to apply for deemed conveyance to registrar. As per government notification dated 12/4/2012 registrar co operative society has powers to call builder by giving notice If builder not responds then registrar has power to execute conveyance deed in favour of society.
