Q: Is it safe to buy apartment build on an inam land

I am planning to buy a flat in a apartment, but when i was checking the document i came to know its Inam Land owner got it from court order in 1961-62. Following are the statement in the court for abolition of Inams - Petitioner is registered as an occupant of the above survey number under section 5 of the Act with premium - Pertitioner has admitted that he was cultivating this extend of the s.No on Vara basis. Inamdar admits it. This survey number is entered in his name as XXX in the Index of the Land register - Hence he is registered as a tenant under section 9A of the Act This apartment have following approvals: - BDA - CC by BDA - A-khata prop - RERA - Major banks like SBI, HDFC etc list this as approved project - Sale deed made to the builders - Endorsement issued by AC stating no case pending on this land. Is it safe to buy it?

We have one land, but we lost registered papers. How can we get the same.

Q: Is OC required for projects commencing in 2016

I am planning yo buy a flat 2bhk. The property has no OC, CC or RERA. The builders says that because the construction started on 2016 so, it does not require these documents. Now the project is completed and many flats are already occupied. Could you please clarify if it is ok to purchase this property and what are all the othe necessary documents should i check before purchase?

Dear Sir/Madam, in purchase a property the document verification is very important role to buy the property, property must have title over the property, subsequently approvals and NOCs from concerned authorities is very necessary. If not produces the same by the developer/builder/property owner, that property is not valid in the eye of law and also is not having legally valid marketable title. I am sincere advice you should not buy the said property. All the best.



Q: Procedure to add a third party in the joint property of two owners

Dear sir, Currently the property is registered with joint owners ( two friends ). Building has ground floor and 1 st floor. One friend living in ground floor and second in 1 st floor. Now both friends planning to construct 2nd floor and sell to 3rd party. Now I am looking to buy 2 nd floor of this property. Kindly suggest how to proceed with registration part and legal issues in such cases. Thanks Rajashekar.

Dear Sir/Madam, before going to purchase the said property you have to verify the documents through competent advocate, as per your query, you have purchase the said property after getting the title report from the advocate, with regard to registration part you have to pay specified stamp duty as per registration and stamp duty act. Q: Builder charging more than agreed upon

Hi, i booked a flat in bangalore, while booking sales guy and his CRM has promised in a mail to give the bonus for future sale. Now the same sales person is saying that was only for the reference and they have delayed it for an year. Im paying rent and EMI which is difficult.they imposed interest for my late payment and they are not paying any penalty for their delay.please advice
